A dated reading, not a forecast

For Q3 2026, Savills recorded approximately 34,500 residential transactions worth AED70.8 billion, with transaction count 4% below the previous quarter. These figures describe a specific period and segment; they do not forecast the performance of a particular property.

Choose relevant comparisons

Start with similar properties in the building or community, considering unit type, size and condition. Distinguish asking prices from registered sale prices, and aggregate transaction value from unit-price measures. A changing mix of sales can move an average without explaining every change in your asset’s price.

The value worth examining

Ask about layout, views, maintenance, service charges, neighbouring development and competing supply. For a holding decision, consider who might rent or buy the property later, and why. A prime-location label needs specific details to make the advantage meaningful.

Discuss the property in its context, rather than under a general market headline.
